I'm with a large national firm. Is there anything they have that you don't?

Yes! The biggest difference is we answer the phone when you call. Have a question about your rental or statement? You can call the owner of the company. We have top of the line software programs, accoutning, maintenance, marketing, leases, internal legal support, Tenant screening, auto bank deposits, and inspections with none of the large firm communication issues. We proudly have invested in high end software which matches (and in some cases is the exact same) as the largest rental management firms in the country. All the tech with all of the customer service. How do you market the property?

We market the property via the MLS and our online media outlets. It's sent to over 150 platforms. All calls and inquires come directly to us to provide showings and schedule times to talk with potential tenants about the property.

How do you screen tenants?

We spend time screening quality tenants for you. We used a third party service (no charge to owners) that provides Eviction History, Previous Address History, Terrorist Alert, Multi-State Criminal, Multi-State Sex Offender, Credit Report, and an employment verification done by our staff. Since this is a 3rd party we can't guarantee the accuracy but our vendors have proved to provide quality service. We take pride in complying with the guidelines set forth by HUD and the Department of Housing and Urban Development for fair practices. The Federal Fair Housing Law states that there shall be no discrimination against any applicant for housing on the basis of race, color, religion, national origin, sex, marital status, familial status, or handicapped status. Southern Sky Realty, LLC supports and promotes this Fair Housing Doctrine.

How do I get paid?

We keep detailed accounting of each properties balances. This is reconciled monthly and can be viewed in your OWNER PORTAL LINK. Once rents have been collected and all fees & maintenance have been deducted the remaining balance (minus the property operating account balance of $500) is sent electronically to the owners via our payout system. We send monthly reports along with receipts. This can all be downloaded on your owner portal.

What do we do if the rent is late?

Rent is typically due on the 1st of each month with a 5 day window to deliver the rent in full. If the tenant is late on the fifth we send reminders. If the tenant does not comply we follow the guidelines set forth in our property management agreement including potentially starting the eviction/collection process. The tenant is typically responsible for costs besides the initial filing which is around $400. Our staff prides ourselves in our ability to prevent most of these situations. TN landlord laws heavily favor the landlord over disputes and issues regarding tenants.

What if something needs to be fixed at the property?

The tenant will contact us with a repair request and we will have one of our vendors attend to the matter. The vendors are vetted through our ongoing process of finding quality and adjusting our list of vendors accordingly. All issues less than $500 will not need approval (unless your agreement says otherwise) and we will go ahead an approve the warranted request. All other request will need owner approval. All issues are documented and receipts are provided. Only the fee charged by the vendor is charged to the owner. The management of the repairs/vendors is part of our services.

How do I see my statements

These can be viewed by the 15th of each month in your owner portal. We have the best software for easy access to all your info.

How do I prepare my home to become a rental property?

The property condition has a direct correlation to the rent the property will get on the market. It is important that the property be professionally cleaned and no personal items are stored on the property. One of our agents will walk through the property with you and make notes during your consultation on any potential items that need to be addressed before a tenant can move in. Painting and touchups may be required as well. We have vendors ready to attend to these matters. Any additional items that stay with the unit, (fridge, washer & dryer) must be maintained if made part of the lease. Re-keying the locks for the new tenants is also recommended I am going to write my answer.
